JOB SUMMARY
The incumbent will be responsible for the efficient and effective operation of the assigned facility and for overseeing of maintenance services and monitoring of the facility services at the assigned facility as well as liaison with appropriate personnel (internal customers, Information Communications Technology Unit, Security Services Unit, vendors, suppliers, contractors, consultants, utilities, and regulatory agencies).
KEY DUTIES AND RESPONSIBILITIES
- Conducts daily inspections of the facility and critical building services to determine their operational condition so as to minimize breakdowns and equipment failure, maintaining up-to-date records of inspections, findings and corrective actions recommended or self-performed.
- Operates the facilities’ plant and equipment (such as standby generator, water pump, and air-conditioning system) in accordance with manufacturers’ specifications and operations manuals.
- Develops and co-ordinates the annual planned preventive schedule for the facilities infrastructure and plant and equipment.
- Consults with contractors/service providers, where required or as necessary, for any specialized/technical/major repair services with reference to the above and schedules/supervises the maintenance services including critical review job tickets/service reports.
- Solicits quotations from contractors/service providers in relation to corrective works arising out of inspections and forwards to Supervisor/Manager for approval.
- Monitors progress of works performed by service providers against schedule, materials, workmanship and quality standards, ensuring compliance with health and safety and legal and regulatory requirements.
- Monitors the performance of the building services controlled by the Building Management System and performs fault diagnostics, trending and adjustments to ensure that set parameters are maintained for the efficient operation of the facility.
- Perform generator self-tests on a weekly basis to ensure system operates in accordance with performance criteria, promptly attending to any out of range indicators.
- Performs basic routine repairs and adjustment to the facility’s plant and equipment (such as air- condition system resetting, potable water pumps, elevator resetting) to ensure disruptions are minimized.
- Accompanies suppliers / agencies (e.g. Pest Control, Ministry of Health) on checks/routine visits to the location/s, noting and promptly attending to any abnormal conditions.
- Monitors and certifies (validation of works completed) jobs in relation to Janitorial and other services performed by Contractors on weekends.
- Replaces blown bulbs, tubes, and ballasts, ensuring that all safety precautions are observed.
- Undertakes repairs/adjustments to door locks and closures to ensure smooth operation.
- Prepares and submits maintenance related reports as required.
- Responds to customers' requests, enquiries, incoming and outgoing calls in a courteous and timely manner consistent with operating standards and escalates to Supervisor/Manager, where necessary.
- Engages in marketing of the Group's products and services
- Completes special projects and other delegated activities as assigned by the Supervisor/Manager.
QUALIFICATIONS AND EXPERIENCE
- Five (5) GCE O'Levels Grades A, B and C or Five (5) CXC O'Levels (General Proficiency) Grades I or II which must include English Language and Mathematics
- Minimum of two (2) years’ experience in a Facilities Management or Maintenance environment.
- Caribbean/National Vocational Qualification in Electrical Installation to Level II; in Plumbing to Level II and in Refrigeration and Air-conditioning to Level II
- Formal Training in Air Conditioning, Plumbing, Electrical craft and Facilities Maintenance
- Training in Operation of Building Management Systems
- Good oral/written communication skills, interpersonal skills and teamwork skills
- Ability to use hand/power tools and electrical measuring devices
- Able to conduct Job Safety Analysis and knowledge of safe systems of work
- Basic Computer Literacy and professional deportment
- Ability to work outside normal working hours including weekends and public holidays
- Valid T&T driver’s license with at least three (3) years’ driving experience and no prior traffic conviction
